The rain… typical April weather. BUT how glorious and long have the sunny summer days been! There’s some great delight found in the cooler months though, hot chocolates, jumping in puddles, nights by the fire, movie nights in, trips down to the snow… the cooler temps really aren’t that bad!
What does it mean for the property market?
Autumn usually brings with it a run-off of properties from the summer months, lowering stock on the market and greater demand for particular properties. We are amazed by the number of groups we had through 31 Fairway Avenue in Red Beach, over 71 groups over the four-week campaign. Family homes are in high demand. With the change in legislation, it’s predicted that there will be a surge of rental properties coming to the market in the lead up to July. This provides a great opportunity for first home buyers looking to get into the market.
One of the latest stats to come out in the past month showed that sales volumes in Orewa and Red Beach was down by 30% compared to last year. We are slowly starting to see our market follow that of the North Shore, where the past couple of months have shown an 8% decrease in value compared to the same time last year. In addition, the North Shore has seen a 34% decrease in transactions recorded compared to this time last year.
What does this all mean if you’re looking to buy or sell in the current market?
The first factor to consider if you’re both buying and selling, is that it’s all been done in the same market – you may not achieve your dream price when selling, but you’ll be able to make up the difference on your purchase. If you’re looking to sell, there’s fantastic opportunity in the market right now for unique properties, in addition the transition to winter see’s less supply and greater demand. We also urge you to get on the market sooner rather than later because the market cycle is unpredictable. If you’re looking to buy we encourage you to get in contact, in a time when negotiation is key it’s always an advantage to have a buyers agent on your side. Now is the time to be buying because in the case with selling, we know what we know right now and it’s not certain what’s going to happen with the market going ahead.
